Problems Weve Had: Layout Troubleshooting
-
Deck shorter in length than plans:
Solution- space inside must shrink somehow, i.e. the lengths
of the rooms must be reduced on each side. Keep bathroom location
fixed and constant exactly as plans shows. Reduce dimensions in
largest rooms, watch that closets fit and door trim casing can be installed
with enough reveal.
-
Deck more narrow than plans:
Solution- again, spaces inside must shrink "widthwise" but not the
bathroom. Lay out the full bath first, ensuring that the tub/shower,
toilet vanity wall dimensions are kept as per plans. Then shrink the
nearest bedroom(s), kitchen dining area but watch for cabinet space
in kitchen. Also be careful and watch closet and pantry dimensions.
One other critical dimension would be hallways and hallway width; especially
entry doors off hallways. A strict 37" width must be maintained for
hallways.
-
Porch beam out-of-square or not level:
Consequences of this problem will show up with small truss placement.
If the error is greater than 2 inches the beam must be corrected by
removal and rebuilding. Less than 2 inches of truss space can be made
up by fudging front truss.
-
Center partition too high, truss rock:
Solution- center partition top plate must be marked, chiseled and enough
material removed so that bottom cord of truss fits in a level
position.
-
One truss short?
Solution- simply make two rafters from 2x6 16" ft. Cut proper ridge
angle and birdsmouth at top plate of exterior walls. Use nailers between
new rafter and existing trusses to brace it.
In Closing
Be kind to architects. If you discover an error in the drawing, circle
the area on the plans, schedule a meeting to discuss future changes but
proceed with the best possible solution in the field now. Remember how
would YOU like to be stuck at a desk or CAD station all day adding up
fractions?
